Terms & Conditions

These property rules and terms and conditions (the "Terms & Conditions") form part of the rental contract.

 

It is a condition of your rental that you accept and act in accordance with these Terms & Conditions. Failure to abide by these Terms & Conditions may result in you being asked to leave the property and/or incurring additional charges.

 

By completing your booking you confirm that you accept these Terms & Conditions.

Smoking

The property is a no smoking house (including e-cigarettes). Please respect this. Our cleaners will always be able to smell if this has been breached and we reserve the right to charge for additional cleaning or laundry if this rule has been breached.

 

Quiet Enjoyment of the Premises

Please be aware that loud music, television, or noisy party activity can affect your neighbours’ enjoyment, particularly at night when it is quiet.

Please do not play music in the garden or with the windows at the front of the house open as your favourite rap artist might be someone else’s worst nightmare!

 

Dogs

Whilst very well behaved dogs are welcome in the house this is on the strict undertaking that the following are adhered to in order that damage to the property or furnishings is not caused, and that guests of other houses and guests that follow are not inconvenienced:

  • At NO TIME may a dog be left in the property on its own.

  • Dogs must not be allowed to bark at passing vehicles or pedestrians, however friendly they are intending to be.

  • Dogs must not be allowed in bedrooms, on beds, sofas, or any soft furnishings, in the bath, or showers.

  • Paws and coats must be thoroughly dried before entering the house, please bring dog towels, sleeping bed, feed bowls etc. (they must not be allowed to shake their coats in the house after being dried).

  • Dogs must not be allowed to use the garden as a toilet, regardless of how well it is cleaned up afterwards. The garden is used by young children and you know how dangerous dog poo can be if they get it in their eyes.

 

We reserve the right to charge for extra cleaning or for repairs if the above rules are breached or damage is caused by your dog.

 

Please remember that the guests following you may have allergies to animals and animal fur on soft furnishings and carpets can be sufficient to spoil someone else’s holiday!

 

Security and Locking Doors & Keys

Please ensure that the front door and French doors are all locked when leaving the property, even if only for a short time. All ground floor windows must also be closed and secured when there is no one in the house.

 

A second set of keys is available for your use and can be found in the key cupboard next to the door between the kitchen and entrance hall.

 

At the end of your stay please return one set of keys to the key cupboard and the other set to the key safe outside from where you originally collected them.

 

Heating Controls & Hot Water

The house has central heating. The temperature is controlled by a master thermostat in the living area and thermostatic radiator valves in each room.

 

The master thermostat displays the temperature in the living area. It is set by default to maintain ensure the temperature does not fall below:

 

From Easter to the end of September: 18 degrees centigrade at night and during the day and 21 degrees centigrade in the evenings.

 

At all other times: 18 degrees centigrade at night, 20 degrees centigrade during the day and 21 degrees centigrade during the evenings. Night is midnight to 7am, day 7am to 7pm and evening 7pm to midnight.

You can over-ride these default temperatures by turning the bezel on the thermostat clockwise to increase the temperature and anti-clockwise to reduce the temperature. As you turn the bezel the temperature being set will show on the display. It will then revert to showing the current room temperature. The new setting will be maintained until the next timed period starts and will therefore have to be repeated if you wish to continue with the amended setting.

 

The hot water can be very hot and may be hotter than you are used to at home. Please make sure you test the temperature of baths or sinks of water before using.

 

If you are having a problem with either the heating or hot water please telephone the maintenance contact on the telephone list. Do not attempt to rectify things yourself.

Bathrooms & Toilets

Bags for sanitary towels and tampons are available for your use next to the toilets in each of the bathrooms. It is important that you do not flush anything other than human waste and toilet tissue. The property is not served by mains drainage and flushing other items WILL cause the drains to become blocked. Guests will be recharged for the cost of clearing drains where this rule is not followed.

 

Towels

All bath towels, hand towels and tea towels are provided.

 

You will need to bring your own beach towels with you. Please do not use house towels on the beach or in the garden.

 

Books, Tourist Information, DVDs, Games Consoles, Toys and Equipment

All of the items provided in the property are there for your use, enjoyment and convenience.

 

We would though appreciate it if you would return these back to their correct place so that they are available for the next guests.

 

Televisions/DVD/SoundDock/Games Consoles

All of the audio visual equipment is already set up correctly and should work without any intervention.

 

Please see the instructions located by the relevant television of how to make use of the various items.

 

DO NOT remove or change any of the cables. We always notice and it causes inconvenience for following guests.

 

Cooking

We would ask you please to use the silver foil provided when using the oven. This helps us greatly in cleaning.

Please do not use abrasive cloths on the stainless steel appliances or ceramic hob as these will damage the surface. If you cannot remove a mark using normal products please leave it and our cleaners will remove it at the end of your stay.

 

Laundry Room

The washing machine and drier are located in laundry area at the front of the house.

 

The fluff filter and water reservoir must be emptied after use.

Barbeque

The charcoal barbeque is available for guest use during their stay. Please ensure after each use and thoroughly at the end of your stay that the barbeque has all of the ash removed and the grills are cleaned ready for the next guests in the same way that you would leave the cooker or other kitchen equipment clean.

 

Please replace the cover after each use to protect it from the weather, however, please ensure the barbeque is cold before fitting the cover so as not to damage it. The cover should be secured in place using the velcro straps provided so that the wind cannot blow the cover off.

 

Rubbish Disposal

We are passionate about recycling but recognise that on holiday not everyone wants to spend their time splitting their waste into different waste streams. We therefore use a company called CTC Waste based in Truro to collect our waste. These are specialist waste processors and they will take our waste and sort it into what can be recycled and what cannot. There is therefore no need for you to pre-sort your household rubbish and it can all go into the kitchen waste bin. Please minimise the volume of the waste by flattening boxes, crushing cans and plastic bottles (loosen the cap, flatten it and retighten the cap and it will stay flat) before placing in the bin. When a black sack is full please tie the top and place in the blue dustbin located in the alcove at the front of the property.

 

Please do not place any dog poo in the bins.

 

First Aid

There is a first aid box on the wall by the doorway to the bedroom area. This is equipped with basic first aid equipment similar to that you would find in the workplace.

 

If you use any of the items from the box please complete one of the little forms you will find within the box and leave it on the kitchen worktop when you leave so that we can ensure the box is replenished for the next guests.

 

If you require medical assistance there are details of local medical facilities on the FAQ card by the telephone in the living room area.

 

Babies/Toddlers

We have the following items available at the premises for babies and toddlers to save you having to bring your own:

  • Travel cot

  • High chair

  • Step

  • Toilet seat

  • Baby monitor

  • Bedguard

These items can be found in the laundry room.

 

Please ensure that these are properly cleaned when your stay is finished ready for the next guests.

 

Fireworks

Please DO NOT let off fireworks from the garden or driveway of the house or from the surrounding area.

 

This is a serious fire risk, and could render you liable to being evicted without compensation of any kind.

 

The Small (But Important) Print:

Limitation of Liability

To the fullest extent permissible by law we will not be liable for any injury, loss or damage suffered by any guest resulting from use or enjoyment of the property, grounds, the Kennacott Court estate and any furnishings, fixtures, fittings or equipment (any of which form part of the “Premises”).

 

Guests agree that in respect of the Premises:

  1. they will only use items that they are competent to use;

  2. that they will use items for their intended purpose and in accordance with the normal method of operation;

  3. that they will exercise reasonable care and prudence including use of any safety equipment provided;

  4. they will not use any item that is obviously damaged or faulty

 

Guests further agree that that they use the Premises at their own risk and shall indemnify the owner(s) against any injury, loss or damage caused as a direct result of use by the guest.

 

By staying at the property the person responsible for making the booking confirms that they have briefed all members of their party of this Limitation of Liability and that in agreeing to occupy the property each member of their party has agreed to these terms.

 

Damage Deposit

We do not charge for minor breakages (e.g. a broken cup, glass or plate) that occur in the course of normal use – we all have accidents from time to time after all. However, where a guest (including any dog) causes any damage to the property and/or the fittings and/or the equipment as a result of negligence, abuse or misuse then we reserve the right to deduct the cost of repairing, replacing or otherwise rectifying the damage from your damage deposit. To the extent the cost of repair, replacement or rectification exceeds the value of the deposit then you may be asked for a further payment to cover this excess cost. The decision to repair or replace shall be at the absolute discretion of the owner of the property acting reasonably.

We may also deduct from your deposit the cost of any additional cleaning or maintenance required by your failure to follow the rules, instructions or directions contained within this document or where in the reasonable opinion of our expert cleaners the amount of cleaning required is materially in excess of that normally required. This includes where excessive dog hair is left.

 

Eviction for Cause

If you commit a serious breach of these rules, instructions or directions or fail to follow the reasonable instructions of the owner (the giving of such instructions may be delegated to and/or communicated by their local representative or any such other person as the owner may appoint to act as their agent in this regard) we will have the right to cancel your booking and to require you to immediately vacate the property without any compensation becoming payable to you.

 

Access

During your stay we will not normally require access to the premises, however you will understand that we need to reserve the right to enter the property at any time provided reasonable notice (24 hours) is given to you.

 

We also reserve the right to enter the premises without notice in the event of an emergency requiring urgent attention or repairs (for example, but not limited to a suspected water leak, oil leak, electrical fault or unacknowledged triggering of fire detection equipment).

 

Description of Property

We are continually maintaining and improving the property for the benefit of our guests. This means that small differences may arise between the photographs, illustrations and descriptions of the property appearing in any brochure and on any web site used to market the Premises and the actual Premises at the time of your stay. Apart from minor changes to décor, furniture, paintings, etc. these changes will not be material in nature.

 

Complaints or Problems

We will endeavour to resolve any issue as quickly as possible. Please do not store up any frustrations until you return home as by then there is nothing we can do to resolve the problem.

 

We will be unwilling to enter into correspondence regarding any compliant or problem that has not been reported to us during your stay giving us the opportunity to rectify or resolve matters.
